Head of Pre-Contracts – Salary £85,000 + Bonus – London

Head of Pre-Contracts required to join our client, an innovative and growing company based in London. You will be degree or HNC/HND educated with a minimum of 5 years’ experience in estimating preferably in a commercial design and build company.

Duties:

  • Work closely and collaboratively with the Clients Services Team in the first instance to ensure that all projects are efficiently recorded and processed through the business in the same way.
  • Work closely with the overseeing Project Principal to confirm that all projects coming into the business (regardless of size) have a nominated Project Number, Project File, Project Team and an initial Project Meeting (Kick-off meeting) in the diary.
  • Able to effectively liaise with the Designers and Estimators throughout Pre-Contracts to ensure design buildability, value engineering and accurate and Building Control approved drawings are presented for client approval.
  • Be commercially aware of what’s required from clients, advising and reporting internally and externally to ensure that the best possible route for the client is always taken.
  • Be able to stand up and be accountable for Pre-Contract project work being undertaken whilst leading by example and encouraging the entire Pre-Contracts team to do the same.
  • Actively follow project work through the Pre-Contact stage and ensure that projects are treated with the same respect and professionalism to safeguard project wins.
  • Liaise with the Design team to ensure design buildability, value engineering and drawings/specification are presented for client approval.
  • Estimate, process & present project costs which have been negotiated with sub-contractors and are compliant to the clients given brief.
  • Able to create or arrange for preliminary project programmes to be used for presentational purposes.
  • Able to collate and produce accurate presentation documentation alone and as part of a wider team, and to be able to help others to do the same so that presentation to clients is easy to navigate and on brand.
  • Provide a detailed item by item cost plan / estimate to enable strict financial control.
  • Understand the importance of profitability with all projects and ensure that the Pre-Contract phase of any given project is realistic in its approach.
  • Agree on contractual terms and conditions with the client, including the most commercially viable payment terms.
  • Ensure all drawings, specifications, and contract documents are signed off prior to handover.
  • Able to correctly identify any potential Health & Safety issues regarding CDM, COSHH, method statements and risk assessments associated with the successful Project to pass onto the Contracts Team.
  • Agree and write detailed specifications to enable the Contracts Team to obtain the most accurate and best possible price from subcontractors and suppliers for the works without interpretation when the project goes live.

Skills and Requirements:
* Degree or HNC/HND educated (preferable but not essential)
* Minimum 5 years’ experience in estimating, preferably in commercial D&B fit-out
* Be able to read CAD drawings as a basis for developing accurate cost/estimation documents
* Have an established and good track record of yielding high profits in Design & Build projects
* Good knowledge of mechanical and electrical disciplines
* A good knowledge of JCT contracts & current building regulations
* A good knowledge of health and safety within the industry
